Two Three-Story, Two-Family Residential Buildings Coming to 2416 East 15th Street, Sheepshead Bay

Brooklyn-based TNE Buildings has filed applications for two three-story, two-unit residential buildings at 2416-2418 East 15th Street, in Sheepshead Bay. They will measure 3,388 square feet each and, across both, their residential unit should average 1,270 square feet apiece. The apartments will be configured across a full floor and half of another, either above or below the full-floor level. There will also be a total of four off-street parking spaces, two of which will be housed in 250-square-foot garages. Pirooz Soltanizadeh’s Jamaica-based Royal Engineering is the applicant of record. The 5,000-square-foot plot is partially occupied by a two-story house. Demolition permits were filed in June. The Neck Road stop on the Q train is three blocks away.

Six-Story, 20-Unit Residential Building Filed at 2499 Ocean Avenue, Sheepshead Bay

An anonymous Bayside-based LLC has filed applications for a six-story, 20-unit residential building at 2499 Ocean Avenue, in Sheepshead Bay. The project will measure 16,267 square feet, which means its residential units should average 813 square feet apiece. Amenities are to include a recreation room, a 10-car garage, bike storage, laundry facilities, and private residential storage space. It’s unclear if the apartments will be rentals or condominiums. Maspeth-based Angelo Ng & Anthony Ng Architects Studio is the architect of record. The 50-foot-wide, 5,500-square-foot assemblage, at 2497-2499 Ocean Avenue, is currently occupied by two single-family houses. Demolition permits were filed in June. The Avenue U stop on the Q train is six blocks away.

1501 Voorhies Avenue

28-Story, 236-Unit Residential Tower Rises to 10th Floor at 1501 Voorhies Avenue, Sheepshead Bay

Since foundation work was underway in April, construction on the 28-story, 236-unit residential tower under development at 1501 Voorhies Avenue, in southern Sheepshead Bay, has now reached 10 stories in height. The progress can be seen thanks to photos taken by Alex Ellefson for a Sheepshead Bites report. The building will eventually rise 321 feet above street level and encompass 279,942 square feet. The residential units will be a mix of condominiums and rental apartments, and should average 1,112 square feet apiece. Amenities include a 168-car parking garage, storage for 118 bikes, a fitness center, a pool & spa, a terrace on the second floor, and a sky lounge on the 17th floor. Muss Development and AvalonBay are the developers, while Perkins Eastman is behind the design. Completion is expected in 2018. The project is located directly east of the Sheepshead Bay stop on the B and Q trains.

Three-Story, Three-Family Residential Project Planned at 1803 East 16th Street, Sheepshead Bay

Property owner Joseph Mizrahi, doing business as an anonymous Brooklyn-based LLC, has filed applications for a three-story, three-unit residential building at 1803 East 16th Street, in northern Sheepshead Bay. The structure will measure 3,310 square feet and its full-floor residential units should average 828 square feet apiece. It’s not known if the apartments will be rentals or homes, but amenities include storage space on the cellar and a single off-street parking spot. Douglas Pulaski’s Brooklyn-based Bricolage Designs is the architect of record. The 20-foot-wide, 1,840-square-foot lot, located on the corner of Avenue R, is vacant. The Kings Highway stop on the B and Q trains is two blocks to the north.
